Description

In terms of conservation, the proposed masterplan for Benny Farm builds on the spirit of the postwar development and emphasizes its garden-city character and its spatial organization based on landscaped courts. The most significant buildings are preserved and create a portal along Cavendish Avenue that marks the entry to the site. The new structures respect the current building setbacks and recall the original street front of Benny Farm. A renewed landscape is brought in, organized along five different north-south strips and linked at the heart of the site in a public square that contains landscape elements from each zone.

The new Benny Farm Square unites the community services: a recreation center on the East side of Cavendish and a new CLSC and daycare center on the West side. Both components define an axis where formal and informal contacts between different social groups can occur. Defined by a linear landscaped surface spread out on top of the underground gymnasium and swimming pool, the square is animated by a second layer of softer recreational activities and by the flow of people coming in and out of the glass entrance pavilion in its center. Built directly above the pre-function rooms, this glass box on the lawn brings natural light to the lower floors and doubles as a small exhibition hall for the community where NDG's cultural vitality can be displayed, both inside as well as along the exterior architectural promenade lining the square. The quality of this square, independently from the recreation center being built or not, is its ability to insure a physical east-west link throughout the whole site but also to serve as a meeting ground for the whole population of NDG and Benny Farm.

The new Benny Farm Garden makes up the main feature of the West block. It is bordered by housing for young families but also lies at the feet of the CLSC. This linear park is less formal than the square and is landscaped with more randomly located and playful vegetation. Used by the children living on Benny Farm and those from the adjacent daycare center, the garden becomes a second more private meeting ground for the community and recalls the Benny Farm courtyards of the postwar years where hundreds of children came to play.

A diversity of architectural housing types make up this project. The renovated buildings along
Cavendish will house young families in affordable apartments similar in size to the existing while the subsidized rental will be located in the new 3- and 6-story concrete buildings at the heart of the East block. Similar concrete buildings for privately-owned units will anchor the north eastern corner of the site and private townhouses will define its western edge. The adaptable and adapted units will be located within the new taller concrete structures.
