THE LOGIC OF THE PLAN

There will always be demand for private vehicles; just like there will always be demand for other forms of private ownership, no matter how efficient and modern public transport is. Furthermore, it is probably that at one point in the future cars are going to be 100% ecologically friendly. As a result car oriented developments will still be popular and the issue of sprawl will remain. Sustainability thus, will have to be achieved by altering the urban fabric and expanding the city inwards and upwards. Alternative modes of transportation, such as walking, cycling and public transport will have to be prioritised and people should be provided with incentives to rely less on their cars by optimally distributing employment and shopping areas as well as recreational and educational facilities within walking distances from their homes.

CHALLENGES ADDRESSED

1. Preservation of industrial lands and agricultural land reserves

2. Prevention of further sprawl

3. Reducing Vancouver's contribution to global warming

4. Avoiding land use segregation and creation of mono-functional zones.

5. Providing affordable housing within the city of Vancouver

6. Respecting the local context

ELEMENTS OF THE PLAN:

- City bikes, funded by the municipality and by the funds made availablethrough the advertisement on bikes and bike racks

- Good urban design. Lazy architectural solutions (e.g. highrises) should be discouraged. Comparable and even higher density can be achieved with lower perimeter block buildings. They also provide better street definition, do not create visual obstructions and have higher number of entrances, fostering more vibrant street life and encouraging casual social interaction

- Reduced parking rates for “clean” vehicles, in order to encourage more environmentally
friendly modes of transportation and address environmental concerns

- Buildings designed to last longer and being able to accommodate variety of uses which will help to avoid unnecessary construction of monofunctional buildings

- Permeable surfaces for parking areas and use of rubber material for the
sidewalks
